Your hotel runs chillers, air-handling fans, pumps, lifts, commercial kitchens and laundry around the clock, many of them on variable-speed drives. Between them they distort the current flowing through your property, unbalance it, and draw current that does no work, so part of every kilowatt-hour you pay for never does useful work. It becomes heat, in your cables, your transformers and your motor windings.
It doesn't appear on your bill as a line of its own. It shows up as higher consumption, power-factor penalties, capacity charges, and plant that fails years before it should.

Where the Waste Starts in a Hotel
Three problems account for most of it, and each has a unit that sits where the problem starts.
Harmonic distortion
Chiller, fan and lift drives
Variable-speed drives on the chillers, air-handling fans, pumps and lifts draw current in sharp pulses. The 5th and 7th harmonics ripple through the building, heating cables and transformers and upsetting the controls that run it.

Reactive power
Chillers, pumps and kitchen plant
Induction motors draw current that does no work but still has to be supplied. A motor at part load draws more of it for the work it does. Off-peak, much of a hotel's plant is at part load, inflating the apparent power you are billed for and the capacity you have to reserve.

Phase imbalance
Kitchens, laundry and single-phase loads
Commercial kitchens and laundry add to the single-phase load of lighting and guest rooms, and the three phases end up uneven. The difference flows down the neutral and sets up counter-rotating fields in your motors: heat without torque.
